The Hunters Hill Trust

Hunters Hill Trust opposes current plans for Gladesville shopping village

The major problems with what is proposed:

  1. G R O S S  over-development of the site
  2. Does not comply with minimum setbacks in SEPP 65
  3. The DCP which sets the planning controls, is flawed and misleading
  4. Adverse impact on the character and amenity of the surrounding residential and commercial areas
  5. Exacerbates existing parking and traffic problems
  6. Creates a poorly designed gated community physically separated from the rest of the area and fails to provide a safe and healthy environment for its occupants
  7. Involves the demolition of a building of considerable heritage significance, which was on land previously owned by Council
  8. The proposed redevelopment is a cheap and very ordinary proposition that is driven by commercial profit and pragmatism
  9. Council, as a stakeholder in the proposal, has failed to properly represent the community by taking a leadership role in its development.

Tony Coote, Architect and HHT Vice President  has closely analysed the impact of what is proposed.  Read the Full report on Gladesville shopping village and explanation of its non-compliance with minimum setbacks  How the proposal fails to comply with SEPP 65.

Gladesville Village O V E R development

Gladesville residents and concerned locals are staggered at the likely impact of the enormous, proposed development at the Coles site:  traffic issues, loss of privacy and over-shadowing.

Hunters Hill Council has agreed to extend the period for submissions, and to convene another meeting to consider parking and traffic. Steve Kourepis agreed to list all issues raised at the meeting on Council’s website, and also to make all technical reports (e.g. the developer’s Traffic Plan) accessible from Council’s website.

Preliminary report on Coles development at Gladesville

Site consolidation and demolition of existing buildings

Most of the existing development that includes the Coles supermarket and associated shops is to be demolished together with the Council-owned car park, the Council-owned former community centre and the Betta Electrics building. It is proposed to incorporate some of the  existing car-parking structure into the new development.

Council sale of property

Council has negotiated to sell several parcels of Council land (including the outside car-park on Cowell St and the former community centre) to the developer.

PROPOSED NEW DEVELOPMENT

site plan: access between Cowell & Massey Sts

Supermarket shops and parking

The new development involves the construction of a podium building that covers the whole site.  This will be around 4 storeys high at the low end of the site at the corner of Flagstaff and Cowell Streets and will contain car parking, the supermarket and specialty shops. The podium will have planted open space for the unit residents as well as the forecourt and plaza giving entry to the supermarket from Cowell St and via the existing arcade to Victoria St.

Residential Towers

On top of the podium structure containing the supermarket, parking and shops, it is proposed to construct four 8-storey high towers containing mostly residential units (the exact mix of uses needs further investigation at this stage).

Coles’ plans for Gladesville?

Plans are available at Council to view this proposal, which is massive and includes the demolition of the weather board community centre on the corner of Cowell and Wagstaff Streets.

It proposes a podium level at the same level as the top of the outside carpark on Cowell Street.  Under the podium, which rises up to 4 storeys by the time it gets to the Wagstaff St corner, are car parking – commercial and residential, a shopping arcade and super market.  Above the podium are four eight-storey residential tower blocks.

It has not yet gone out for exhibition, but you can see what is being proposed at the designer’s website (note not architects)  http://www.byoungdesigngroup.com/#!services/cihc.
